Dubai continues its systematic efforts to simplify the conditions for obtaining residency visas linked to property ownership. The latest regulatory update introduced by the Dubai Land Department significantly expands access to the two-year investor visa and reflects the emirate’s long-term strategy to attract a broader spectrum of international investors.

The previously required minimum property value of AED 750,000 for sole owners has now been abolished. Investors who own a property in Dubai as a single owner can apply for a two-year residency visa regardless of its value. This change substantially lowers the entry barrier and creates new opportunities for investors targeting more affordable segments of the market.

In cases of joint ownership, the minimum share value remains in place. Each co-owner must hold a share worth at least AED 400,000. This rule also applies when the property is equally divided among multiple investors.

To qualify for the visa, the property must be completed and located in Dubai. Properties registered outside the emirate or within DIFC are not eligible. The application requires standard documentation, including the title deed, a valid passport, health insurance, a certificate of good conduct, and, if applicable, documents related to property financing. The process then includes administrative approval, a medical examination, issuance of the Emirates ID, and final granting of residency status.

This legislative update brings greater flexibility while increasing the practical value of real estate investments. Property ownership is no longer just a financial asset, it also becomes a pathway to residency in Dubai. Investors gain not only potential returns but also the ability to personally use their property, which naturally enhances its attractiveness for future resale.
