Abu Dhabi's residential market recorded strong growth in the first half of 2026: transaction volumes more than doubled year-on-year (+103.6%), while their value rose by 177.9% to AED 67.8 billion. This growth was concentrated in a relatively small number of locations, which sends a clear signal to investors about where demand is currently shifting. The following overview shows which locations recorded the highest sales volumes in H1 2026, separately for apartments and for villas and townhouses.

Apartments: Al Reem Island and Yas Island Driving the Market

In the apartment segment, sales activity remained concentrated in a small number of locations. Al Reem Island recorded the highest volume with 4,471 transactions, followed by Yas Island with 2,807 transactions. Together, these two locations accounted for 7,278 transactions – or 63.8% of all apartment sales in Abu Dhabi during the entire first half of the year. Saadiyat Island ranked third with 1,207 transactions, followed by Al Hudayriyat Island (611) and Khalifa City (503).

Villas and Townhouses: Al Hudayriyat Island Clearly Leads

Among villas and townhouses, Al Hudayriyat Island dominated with 1,574 transactions, representing approximately 38.7% of all 4,100 transactions recorded in this segment during H1 2026 – meaning more than a third of the entire villa and townhouse market was concentrated in a single location. It was followed by Zayed City (446), Al Shamkha (248), Yas Island (231) and Ramhan Island (193).

What This Means for Investors

The H1 2026 data shows that demand in Abu Dhabi's residential market is significantly more concentrated than in comparably sized markets, for apartments, just two locations account for nearly two-thirds of total volume, while for villas and townhouses, almost 40% of sales fall within a single location. This is a markedly different pattern from Dubai, where demand is spread across a larger number of locations.

It's also worth noting that Yas Island and Al Hudayriyat Island both appear in the top 5 rankings for both segments simultaneously, Yas Island as the second-strongest location for apartments and fourth for villas, and Al Hudayriyat Island as the clear leader for villas while also ranking fourth for apartments. Both areas are establishing themselves as versatile destinations attractive across property types, similar to how Jumeirah Village Circle functions in Dubai.

The year-on-year increase in transaction volume and value should not be interpreted simply as broad-based growth – it is rather a strongly selective expansion, driven by specific, well-established or strategically developed island locations with a clear identity and infrastructure.
